Our services are tailored to each client’s unique needs and budget. The basic services offered to clients to get from concept to construction are Programming, Schematic Design, Design Development, and Construction Documents. We do offer more detailed services to guide you through the design and construction process, which you will find listed below.
Site Analysis
Wayne can visit your site even before you have purchased the lot to help you assess feasibility and potential. Realtors often contact us when a client is trying to decide between multiple lots- Wayne can help decide which has the best buildable area for what you are looking to build.
Pre-Design and Programming
Through a series of conversations, we learn from you what your vision is and how to get there within your budget. We develop a program that identifies your needs and desires and establishes the overall size, general goals, quality, budget, room sizes, room relationships and specific goals.
Schematic Design
During this phase we create hand drawn floor plans and elevations to illustrate the overall design concept, general style, room size and room relationships. Conceptual furniture layouts and square footage, and overall site layout are indicated. We submit to and obtain conceptual architecture review board approval.
Design Development
Following your approval of the schematic design, we create a computer model of your home. We provide ¼” base plans including Site Plan, Floor Plans, Elevations, and Building Sections and 3d exterior perspectives help illustrate the design. Preliminary architecture review board approval is secured at this stage. We also offer additional visualization services as described below.
Construction Document Preparation
We complete the technical portion of drawings necessary for construction and construction permitting during this phase. We submit to and obtain final architecture review board approval.
Visualization
We offer multiple levels of visualization services based on your individual needs. While 3D exterior perspectives are always included in our basic services during the design development phase, we offer additional photorealistic rendering services such as walk-arounds and site-view visualization.
Interior Architecture
We design and work with you to select and model all interior architectural millwork, materials and finishes. Interior elevations are created as well as 3D images.
Bidding / Negotiations
During this phase we aid you in selecting a builder or we select multiple builders to competitively bid for the construction of your home. Bid proposals are reviewed for accuracy, and value engineering alternatives are explored. Minor changes are made to the drawings in response to builder feedback.
Construction Phase Administration
During the construction period, we act as your representative to ensure that your home is being built according to the construction documents and specifications. This service includes site observation visits, coordination of change proposals and change orders, review of shop drawings, creation of the final punch list and substantial completion. We provide regular progress updates with field reports & photos.
